Jordan & Cook Chartered Surveyors have been advising and negotiating rent reviews and lease renewals on behalf of both Landlords and Tenants of business premises for many years.

Our surveyors are experts in this field having the necessary understanding of leases, statute and case law and most importantly an extensive database of market rental evidence which is crucial to establishing the appropriate rent.

The service Jordan & Cook provides includes:

Initial discussion on an informal basis with the client

Inspection and measurement of the property

Assessment of the lease and any relevant licenses

Compilation of comparable rental evidence

Written report to client advising on market rental and other lease terms in the case of a lease renewal. The advice will
    include recommendations on procedure, tactics and service of any required notices

Initiation of the review by service of a rent review notice in accordance with the lease or liaison with the client’s solicitor
   if statutory notice is required in the case of a lease renewal

Conducting negotiations with the other party or their surveyor. In most cases agreement will be reached but if this is not
    possible then our surveyors have the necessary experience to handle conclusion of the dispute either by Arbitration or
   Independent Expert proceedings in the case of a rent review or Court or PACT proceedings in the case of a lease renewal  

The fee basis for our undertaking reviews or renewals is tailored to meet each particular matter, fees can be agreed based on a fixed charge or in most cases they can be agreed on an incentive basis dependant on the benefit achieved for the client.
